The Process and the Deliverables
Tenant Representation Process:
1. Needs Analysis
2. Site Search - Development of a long list of available alternatives
3. Short list alternatives - based on geography, probably budget and class of building desired
4. Preparation and distribution of Request for Proposal - including Minimum Building Standards
5. Analysis of Proposals - including detailed Financial Analysis, Criteria Compliance and Building Evaluation
6. Further Shortlist - 2 or 3 best alternatives
7. Negotiation of Deal and principal terms of lease, including term, rent, incentives, options, give back rights  etc.
8. Negotiation of Letter of Intent
9. Review and comment on legal documents, work with attorneys to finalize transaction
