Needs Analysis
Keewaydin works to understand a company’s business strategy, its plans for future growth, and its current real estate portfolio. This step involves a physical inspection of current facilities, a review of financial data related to real estate, as well as an analysis of information on employee growth trends and distribution, employee travel patterns, options for expansions, acquisitions or shifts in business and any other issues that affect real estate and business results. The factors must be uncovered, analyzed and understood in order for a real estate plan to deliver genuine value. We have the experience of working with smaller companies, as well as multinational Fortune 500 companies and understand that each strategic real estate plan must be tailored to the individual company’s needs.

Transoma Medical

Transoma Medical was bursting out of their space; growing inversely in size to their new implantable medical device on the verge of FDA approval. With their existing lease nearing expiration they needed to make a big decision about a fairly unknown future. Not knowing how successful the new and still unapproved product would be, they had to prepare for massive growth yet do so with the heavy costs of VC financing.

Keewaydin knew they had to provide their client with a facility that could not only expand with them should things go well, but that could also provide them the ability to downsize should things take longer to catch on or should they falter completely in the event of FDA disapproval. The brand new 120,000 sq ft facility of new office, lab, and warehouse
space that brought the flexibility and atmosphere for a company to move successfully into the future was the
result of Keewaydin’s ability to thoroughly understand
their client.
